The story
Named after
a principle.
Not a place.
Not a founder.
A rule.
"Your listings deserve to be seen the way great photography sees them."
Tercio Studios · Austin, Texas
In photography, the rule of thirds is the first principle every serious visual artist internalizes. Divide the frame into nine equal parts. Place the subject at an intersection — not the center. The result isn't just more interesting. It's more honest. It reflects the way human eyes actually move through a scene.
Tercio is the Spanish word for one third. We chose it because it says exactly what we do — and it says it in a language that runs through Austin's identity the same way the rule runs through ours.
We built Tercio Studios for Austin's 2026 market — a market where homes are averaging 89 days on the books, where buyers are more deliberate than they've been in over a decade, and where the difference between a price reduction and a competitive offer is increasingly decided by what a buyer sees on a screen before they ever set foot in a driveway.
In that environment, average media isn't just a missed opportunity. It's a liability.
Every service we offer — HDR photography, aerial drone, floor plans, listing reels — exists to answer a single question:
does this image tell a buyer something true about this property that makes them want to see more? If the answer isn't yes, we don't deliver it. That's the standard the rule of thirds sets. It's the standard we hold every frame to.
